A property assessment is an aggressive visual inspection, but no matter how much water I run down the drain during the inspection the actual condition of the drainage system can not be determined without a video inspection of the system. Cracked or separated drain lines may not manifest as a back up for some time. Construction debris, tools can lodge in the piping. Tree roots can allow water to run through the pipes during an inspection. Its not until after your move in and solids and grease are introduced into the system will the problems manifest as a backup. Drain cleaning alone does not tell you the condition of the system or where the problem is located. A video inspection allows us to actually get inside of the pipes and see the problems and where they are located. With a locater I can locate the line for faster and less costly repairs. Drain lines can be video taped before and or after repairs for documentation. Once you have a video of your system the plumbing company of your choice can get you a bid for repairs or service. The heating and ventilating duct work is normally sealed and hidden from view in the walls of a building. Older buildings that were not maintained can have a large amount of buildup in the ductwork that can cause health problems. Some ductwork can have construction debris toys and clothing etc that will restrict air flow to some rooms which may not show up until the dead of winter. Ductwork installed improperly can separate in the walls and make it imposable for a heating technician to balance the HVAC system. Some HVAC systems have ductwork that is insulated on the interior of the duct. This insulation can come loose and stop the air flow or if you have a water leak can cause health issues. Some handyman remodels or repair may use substandard or improper material to get heat to some areas of the building. These are just some of the issues that can not always be found with a normal visual inspection. A video inspection is the only way to get a complete view of the system. To repair these problems can require the removal of walls or the ductwork itself which can only add up to dollars out of your pocket.
